Mount Pleasant, London

Client: Royal Mail
Project: Mount Pleasant, London
Role: Development Management

This scheme for Royal Mail Group comprised of a comprehensive phased refurbishment of their Mount Pleasant South-Letter Office Building (LOB) on the Farringdon Road, London. The purpose of the works was to allow the centralisation of their sorting offices (EC, WC and W1) allowing for the disposal of the Rathbone Place Site to provide a capital receipt.

Roscoe was appointed to undertake a verification and review of the Faithful + Gould feasibility for the Phase 02 works proposal, with a particular emphasis on interrogating the existing cost plan.  Our approach was to develop a ‘real time’ cost plan through the utilisation of an Early Supply Chain Team (ESC) to enable work packages to be benchmarked. This led to a reduced capital expenditure on this project by 20% and enabled a further 25% of capital to be deferred and integrated into a planned maintenance programme over a further 10 years. Overall our work managed to reduce capital expenditure from £26.4m to £16.3m, a saving of over £10m.
